Site prep in Ellensburg and Kittitas County

Clearing, stripping, cutting and filling a raw lot into a building pad that drains. From stakes to finished grade, with the pad, the drive and the utility routes planned as one thing.

The cheapest hour on any build is the one spent deciding where things go before anything moves. Where the pad sits, which way the water leaves, where the drive comes in, where the septic has to be and which side the power and water arrive on. Get those in the wrong order and you pay for it in every trade that follows.

We clear and strip the organics, cut and fill to the pad elevation, compact the fill in lifts rather than dumping it, and shape the ground so runoff leaves the building instead of collecting at it. On sloped and sagebrush ground that usually means benching, a cut on the uphill side and a swale that takes the water somewhere it can go.

Because we also trench, pour and set septic, we can route the drive, the utility runs and the drainfield so they do not cross each other, and we can leave the pad at the right elevation for the foundation we are about to form. On a lot of sites that single piece of sequencing is the whole value of hiring one outfit.

We leave you a pad a surveyor can shoot, a drive a concrete truck can get up, and a grade that works in March.

  • Chad was incredibly professional, knowledgeable, and accommodating. We had a sports court poured last summer and plan to hire him again next spring for a retaining wall and fire pit patio.

Questions we get on site prep

When should site prep start?

Earlier than most people think, and ideally before the house is sited for good. Moving a pad on paper costs nothing. Moving it after the drive is in and the power trench is dug costs real money.

Do you handle erosion control and the county requirements?

We build what the approved plan calls for and install erosion control where the permit requires it. We are not your engineer, so if the county wants a stamped drainage plan you will need a designer, and we will build to it.
