Most failed concrete in this valley did not fail at the surface. It failed underneath, and the surface is just where you noticed. Base rock that was never compacted, fill that washed out, water that got in and froze, a trench backfilled loose and left to settle for a season.

That matters because it decides whether a repair is worth doing. Patching the top of a slab that is settling over a void buys you a year and costs you the price of the patch twice. Digging it out, fixing what moved and pouring it again costs more once and then stops costing anything.

What we see most: freeze and thaw spalling on exterior flatwork, de-icer damage near the road, slabs heaved by frost under a poorly drained base, settlement cracks over backfilled utility trenches, cracked stem walls, and trip hazards where two sections have moved apart.

What we do about it: saw-cut and replace the failed sections, dig out and rebuild the base where the problem actually is, re-pour to match, repair joints, and repair or re-pour cracked walls. We will give you the repair price and the replacement price together so you can see what you are choosing between.

WHY IT CRACKEDThe slab is rarely the problemON A BASE THAT WAS NEVER COMPACTED Loose fill settles. Water collects in the voids and freezes. The slab spans the gap, then breaks where it has no support.ON A BASE WE BUILT AND COMPACTED Graded, compacted gravel carries the load evenly and drains. Control joints decide where it cracks, so it cracks straight. What we look at before quoting a repair01 THE BASE Whether anything was compacted under it.02 THE WATER Where it runs now, and where it should.03 THE CRACK Settling, heaving, or just surface. Sometimes the answer is a patch. Sometimes it is a tear out, a new base and a new pour. We will tell you which one it is, and we would rather say so than sell you a repair that cracks again in two winters.
Before we quote a repair we want to know what is under the slab, because a patch over a base that was never compacted is money you spend twice.

  • Chad was incredibly professional, knowledgeable, and accommodating. We had a sports court poured last summer and plan to hire him again next spring for a retaining wall and fire pit patio.

Questions we get on concrete repair

Should I repair this or replace it?

Ask what moved. If the concrete is sound and the base under it is sound, a repair is honest work. If the base failed, a surface repair is a deposit on doing it again, and replacing the section is cheaper over any real timeframe.

Why does concrete crack so badly here?

Freeze and thaw, mostly, plus de-icer and a lot of ground that drains poorly once it is disturbed. Concrete is going to crack. Good jointing decides where, and a compacted, drained base decides whether the crack stays hairline or opens up.
